Charming modern 1 bedroom apartment for rent in Paris, fully renovated and refurbished in Autumn 2009 and complete with 2 full bathrooms, located on the 3rd floor of a building (no elevator) in the elegant 8th arrondissement, adjacent to the Champs Elysées, by Franklin D. Roosevelt, ideally situated to easily reach all the most exclusive areas of Paris.

Once inside the apartment, a small hallway leads directly to the living area, which in is divided into a living room, and the large kitchen. The latter, semi separate, is very modern in its look, in shiny bright red, and consists of a fully fitted wall, well equipped with necessities and appliances including dishwasher and microwave, facing a wall with a breakfast counter, perfect for lunches or quick meals. The bright and sunny living area is separated from the kitchen by a low wall, and is furnished with a comfortable double sofa bed (160cm wide), a stylish and colourful armchair, dining table, a closet, and a flat screen TV. This room can easily be used as a second bedroom if needed. The first bathroom is by the entrance, convenient for guests, and fitted with a stall shower, washbasin, bidet, toilet, and washer-dryer.

The sleeping area, on the other side of the kitchen and well separated from the living room, offers a double bedroom and second, full bathroom. The bedroom, warm and cosy, is furnished with a comfortable double bed (160cm wide), two nightstands, and a large wardrobe. The second bathroom is cleverly fitted with another shower (made with two removable doors and waterproof flooring), a washbasin and a toilet. Linens and towels provided.

Upon arrival we will be waiting for you at the apartment to hand over the keys and show you the facilities. During your stay, we will be at your disposal for everything you need.

For check-in/out during weekends and holidays as well as early or late check-in/out, we will apply an extra cost to be given in cash at check-in, as follows:

Saturday, Sunday, holidays: from 9AM to 7PM - €20

From Monday to Friday from 7AM to 9AM and from 7PM to 9AM - €20

Saturday, Sunday, Holidays from 7AM to 9AM and from 7PM to 9AM €40

Every day 9PM to 7AM - €40.

Security Deposit: 300

There is a security deposit due upon arrival. The amount of the Security Deposit depends on the duration of the stay:

Duration of less than 15 days: €300

Duration of 15 days or more: €1,000

The Security Deposit will be returned to the Client in full within 5 days of the termination of the contract

The electricity and gas meters will be read upon check in and check out for these purposes. Should the monthly bill exceed this limit, the extra cost will be retained from the Security Deposit.

TERMS AND CONDITIONS

The Company may replace the Property with another of identical or superior quality, should the Company be unable to guarantee the Client use of the Property due to events of force majeure or for any contingencies beyond the Company's control. If the Client has a reasonable and substantiated cause for refusing the Property offered by way of replacement, the Company will refund the Client the amounts paid. No further amounts shall be due by the Company to the Client.

The Client agrees that the maximum number of people entitled to occupy the Property is that set forth in the Booking Confirmation. Non-compliance with this obligation shall entail payment to the Company of a penalty equivalent to 30% of the overall price for the Property for each additional person.
